These terms cover your use of Amlak™: the application at app.amlakre.com, this website, and the demo. Using Amlak means you accept them. They are short on purpose. Amlak is made by Amlak RE LLC, an Illinois company, and “we” below means them.

1. What Amlak is

Software for managing commercial property leases: reading them, working out what tenants owe under them, tracking what has been paid, and producing the documents that go with all of that.

2. The beta

Amlak is in private beta. Accounts are opened by arrangement rather than by signing up, and there is currently no charge. In return, be aware that features may change or be removed, that we may need to contact you about your account, and that we may end the beta or close accounts with reasonable notice. If a price is ever introduced you will be told before it applies to you, and never billed by surprise.

3. Your data stays yours

Everything you put into Amlak, including your leases, your figures and your documents, remains yours. We claim no ownership of it and no license to it beyond what is needed to run the service for you: storing it, processing it, showing it back to you, and sending it where you tell us to send it. You can export your data at any time. You can also delete it yourself: Settings › Account › Delete my account schedules permanent deletion in 30 days and signs you out immediately, and writing to us still works if you would rather a person did it. How we handle all of this is set out in the privacy policy.

You are responsible for having the right to put that data in, including your tenants’ personal information and any document you upload.

4. Figures, documents, and where judgment stays

Amlak is a tool, not an adviser. Nothing it produces is accounting, tax, or legal advice. It computes from what you and your documents tell it. The reconciliation it builds, the invoice it drafts, the share it calculates: you are the one issuing those, and you are responsible for them.

Check what the AI read. When Amlak extracts terms from a lease it shows each one next to the clause it came from precisely so you can verify it. That is not decoration. A document can be ambiguous, badly scanned, or contradicted by an amendment, and a term Amlak could not find is marked as not found rather than guessed. Confirming that the extraction matches your lease is your job, not ours.

Electronic signatures. Amlak produces signed documents with an audit trail intended to satisfy the usual requirements for electronic signatures. Whether a particular document is validly executed, and whether it says what you want it to say, is between you, the other party, and your lawyer.

5. Acceptable use

  • Use Amlak for your own property business. Don’t resell it or run someone else’s portfolio through your account without telling us.
  • Don’t upload anything unlawful, or anything you have no right to hold.
  • Don’t try to reach other accounts’ data, probe the service for weaknesses without asking first (see security), or automate against it in a way that degrades it for others.
  • Don’t use the email features to send anything you would be embarrassed to have arrive with your own business name on it, because it will.
  • An announcement you send is your letter, not ours. Amlak carries it; you wrote it. That includes keeping it lawful where it is going — the rules on commercial email are about the business the message is for, which is yours. If you are announcing space, promoting something, or writing to anyone who is not already your tenant, that is advertising and it carries obligations Amlak cannot discharge for you.

Keep your sign-in details to yourself. Anything done through your account is treated as done by you, which is a good reason to turn on two-factor authentication.

5a. Paying vendors through Amlak

If you set up paying vendors, the payments are made by Melio Solutions Inc., a licensed money transmitter, under Melio’s own terms of service and privacy policy, which you accept when you set up each LLC. Amlak is the screen you press Pay on. Amlak never holds or moves your money, and never holds your bank login or account number — you link the account on a page Melio hosts. Melio charges its transaction fee to you directly, separately from the amount, and the fee is shown before you confirm.

  • Every payment you confirm is authorized by you. The confirm shows the amount, the payee, the fee and the date the money leaves; pressing Schedule is your instruction to Melio, and we keep a record of that instruction (who, when, from where, and what the screen showed). You agree not to dispute with your bank a payment you confirmed here.
  • Keep your sign-in and your two-factor device to yourself. Paying requires two-factor authentication, and anything confirmed through your account is treated as confirmed by you. You are responsible for the accuracy of the business, bank and vendor details you enter.
  • If a payment you confirmed is reversed or disputed, or your account is used by someone else because your sign-in was not kept safe, you owe us what Melio charges us for it. Melio holds Amlak liable for those losses; this is where that liability lands.
  • A scheduled payment can be cancelled from the bill until Melio begins processing it. A failed payment is refunded by Melio to the account it came from; the fee is not.
  • Business payments only, to vendors registered in the United States. No payroll, and no card payments, through Amlak.

6. No warranty, and limits

Amlak is provided as it is. We work hard to make it correct and available, but we do not warrant that it will be uninterrupted, error-free, or fit for any particular purpose. To the fullest extent the law allows, we are not liable for indirect or consequential loss, or for lost profits, arising from your use of it. Since the beta is free, nothing here is intended to create a financial liability on our side beyond what the law requires.

None of this limits liability that cannot lawfully be limited.

7. Ending it

You can stop using Amlak whenever you like, and delete your account yourself from Settings › Account — thirty days’ grace, then everything goes, as the privacy policy describes. Take your records with you first; a signed lease can matter for a decade after you stop using our software. We may suspend or close an account that breaches these terms, or wind down the beta, with reasonable notice and a chance to export your data, except where a breach makes that unreasonable.

One exception to deleting on request, and it is not our choice. If we are formally required to preserve records — a subpoena, a court order, a litigation hold in a dispute we are not even a party to — we have to keep what we are told to keep, for as long as we are told to keep it, and the delete button cannot override that. If it ever applies to your account we will tell you which records and why, unless we are forbidden from telling you.

8. Which law applies

These terms are governed by the laws of the State of Illinois, and any dispute about them belongs in the state or federal courts sitting in Cook County, Illinois. That is simply where we are. It says nothing about where your data lives — the privacy policy answers that — and nothing here takes away a right your own local law gives you and does not let you waive.

9. Changes

We may update these terms. Material changes will be posted here with a new date, and given the size of the beta you will most likely hear about them from us directly.
